Lease Holder(s) must be 18 years or older and an application must be submitted by each applicant over the age of 18, even if living with a parent or guardian. The following qualification standards will be required from every prospective resident.

Applicant(s) household monthly income must equal three (3) times or more the monthly rent amount.*
We will verify the income of all applicants and occupants 18 or older.
Applicant must have twelve (12) consecutive months of verifiable employment history over the past year.*
Applicant(s) must exhibit a responsible financial history. Credit score must be a minimum of 650.*
Applicant(s) background must exhibit a pattern of responsibility. A background and (social media) check will be conducted on all applicants and occupants 18 or older.
Applicant(s) may not have any evictions or unpaid judgments from previous landlords. Applicants will be denied if their rental history reveals any serious lease violations or repeated minor violations.
Applicant(s) must receive positive references from all previous landlords for the previous 5 years.
Applicant must have twelve (12) consecutive months of verifiable residence history over the past year.*
Applicant(s) household must meet a reasonable occupancy limit of 2 people per bedroom. All occupants, over 18, living in the home, must go through application process.
Applicant(s) must be non-smoker and/or non-vaper.
Applicant(s) must have current photo identification and a valid social security number.
