Our property management platform is called Innago, and this is where you will submit your digital application.

Please note: There is a nonrefundable application fee of up to $35 for all applications that goes toward background check, credit history, criminal history, and other tenant screening.

What are your minimum qualifications / rental requirements / eligibility criteria?

What is the application fee?

- Application fee is up to $ 35 per applicant and up to $ 35 for a co-signer.  

- The application fee goes toward credit checks, background checks, criminal history and other tenant screening.

- The application fee is non-refundable.

- The application fee must be in the form of debit card, credit card, ACH, checking or savings account to pay online. Online payments may result in a processing fee based on form of payment.

- Applications are valid for thirty days, after which a new application must be completed and new application fee(s) paid.

What should I know about application authorization?

As part of the application process, Applicant authorizes the Landlord or Landlord’s representatives to make any inquires deemed necessary to verify Applicant is the most qualified based on the stated qualification standards. This verification includes, but is not limited to, direct contact with employers, current landlord, previous landlords, friends, personal and professional references, law enforcement agencies, government agencies, consumer reporting agencies, public records, eviction records, and any other sources of information which the Landlord or Landlord’s representative may deem necessary. 

Applicant verifies that the Landlord and Landlord’s rep shall not be held liable for damages of any kind that result from the verification of the information provided. This authorization shall extend through Applicant’s tenancy, and new tenancy if tenant renews, to ensure continued compliance to the terms of tenancy or to recover any financial obligations relating to Applicant’s tenancy, and beyond the expiration of Applicant’s tenancy for recovery of any financial obligations, or for any other acceptable purpose. 

Should the Applicant be denied or face other adverse action based on information received in a consumer report, the Applicant has a right to obtain a free copy of the consumer report, and to dispute the accuracy of the information it contains by contacting the Consumer Reporting Agency. 

In the application you'll be asked to type “I Authorize” or “I Do Not Authorize.” If you do not authorize then your application will be denied, as these inquiries are a part of the application process.  

What should I know about application information release?

Applicant authorizes release of all information to Landlord and agrees that the information provided in this rental application is true and correct. This authorization extends beyond the end of Applicant’s tenancy. Below, type “I Authorize” or “I Do Not Authorize”. If you do not authorize then your application will be denied, as these inquiries are a part of the application process.

Do you allow corporate leases?

We do not allow corporate leases.

Submitted my application, what happens next?

Congrats on submitting and we hope you become a resident! We've outlined all the next steps on this page.

Then you can head over to the Applicant dashboard to see if there are any status updates here.

Submitting an application does not guarantee acceptance nor that you will receive an apartment. Perspective applicants must 1) go through the application review process, 2) be approved by our Management team, 3) submit the Reservation fee, 4) sign the lease agreement, 5) complete before tenancy requirements, 6) pay the security deposit, and 7) pay 1st months' rent or the prorated rent amount BEFORE the apartment is turned over and keys provided.

At landlord’s discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if Applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria.  Below, type “I Agree” or “I Do Not Agree”. If you do not agree then your application will be denied, as expectation is a part of the application process.

Am I required to go on a virtual or in-person tour?

A virtual or in-person tour is required as part of the application review process to ensure your satisfaction with the apartment. If you have not went on a tour please schedule your tour here.

What can lead to automatic application denial?

- False Social Security Number (SSN)

- Housing Debt

- Termination of Prior Tenancy for Nonpayment of Rent or Lease Violation

- No Valid Photo Identification

- Any Type of Open Bankruptcy

What is collected in a credit report?

Information about you and your credit experiences, such as your bill-paying history, the number and type of accounts that you have, late payments, collection actions, outstanding debt, and the age of your accounts is collected from your credit report. 

What if my credit score is lower than 650?

We have a 650 minimum credit score requirement because your credit history can show how you’ve managed money in the past and help us determine whether you might be a responsible tenant. 

We do understand, however, that there are real life, uncontrollable, situation’s that can negatively affect your credit.

If your credit score is lower than 650, but you meet all our other minimum qualification, then your application will strongly be considered. 

There is also a comments/notes section in the application where you can elaborate on the reasons why your score is where it is at currently.

What if I have less than 12 months of rental history?

Any applicant with less than a 12-month rental history may be required to pay a security deposit that might be higher and/or last month's rent upfront.

What if I have less than 12 months of employment history?

Any applicant with less than a 12-month employment history may be required to pay a security deposit that might be higher and/or last month's rent upfront.

What if I cannot provide proof of income three (3) times the monthly rent amount, may I use a guarantor for income?

Guarantors are permitted for any lease holder(s) that cannot provide proof of income three (3) times the monthly rent amount. Guarantor/co-signor

monthly gross income must be five (5) times the monthly rent amount. Income must be verified by one or more of the

following:

- Employer

- Two (2) most recent paycheck stubs

- Court documents

- Two (2) most recent bank statements, CPA, or last year tax return if self employed

What if I am self employed?

We may request any or all of the following information as proof of income:

- Bank Statements for last three (3) months or more if necessary

- Last two (2) years of Tax Returns 

- Last two (2) years Profit and Loss Statements

What is considered a criminal history?

Applicant will be denied if:

- Felony conviction* or serving deferred adjudication for the following:

- Theft of property (exclude checks), damage to property, drug violation if within 10 years from completion of sentence.

- Violence, Injury to persons or sexual offense no time limit.

- Misdemeanor conviction or serving deferred adjudication for the following:

- Theft of property (exclude checks), damage to property, drug violation if within 7 years from completion of sentence.

- Violence, Injury to persons or sexual offense no time limit.

- *Convictions include guilty pleas, pleas of no contest, and Alford pleas.

Why do you do a social media check?

If an application warrants a social media check, it is only to confirm the information provided in the application.

This is a common practice amongst other Apartments, we are just transparent about our perspective resident screening. 

What if I have a roommate or significant other?

Each person, 18 or older, who will be living in the home must complete and submit a separate application and processing fee.  

Roommates/significant other can qualify for income jointly; roommates/significant other must qualify individually in all other areas. 

Can I prepay during the application process?

Applicant(s) may not apply with prepaid rent. 

What is the Reservation Fee?

- A Reservation Fee is different from the application fee and is also known as the Deposit to Hold.

If your application is approved, you will be notified by our staff and will be required to pay your reservation fee within 24 hours. 

- A reservation fee of $300 is required to take the property off the market. This will be applied to your security deposit or first month's rent at lease signing. This fee is used to hold the property for you until you move in. Once your reservation fee are received at our office, the property will be removed from the rental market. In the event you decide to not move into the property, for any reason, this fee is non-refundable.

- The non-refundable reservation fee to reserve an apartment is $300. 

- Reservation fees will only be refunded for denied applicants. No reservation fee or other monies will be refunded for cancellations once an application has been approved and an apartment reserved, as it will be forfeited as liquidated damages. 

- Reservation fee payment must be paid online through Innago (herein referred to as “payment processing platform”). Automated Clearing House (ACH) payments using a checking and/or savings account incur a convenience fee from the payment processing platform. Credit / Debit Card Payments incur a convenience fee from the payment platform. 

- If the Applicant chooses to pay the Deposit to Hold with their application (prior to processing), the Reservation fee will be refunded in full within 14 days if they fail to qualify.

What is the security deposit amount?

- The standard security deposit is your total rental amount.

- Security deposit payment must be paid online through Innago (herein referred to as “payment processing platform”). Automated Clearing House (ACH) payments using a checking and/or savings account incur a convenience fee from the payment processing platform. Credit / Debit Card Payments incur a convenience fee from the payment platform. 

Are utilities covered?

- Utilities are not included in the rental amount.

- For Electricity, once your application has been approved and your possession date is scheduled, you are responsible for contacting Dominion Power to start Electricity service in your name, prior to move in, for the date your tenancy begins . Prospective resident is responsible for any fees or deposits Dominion Power may require as a part of the initial setup.

- For Gas (This only applies to Apt #1), once your application has been approved and your possession date is scheduled, you are responsible for contacting Virginia Natural Gas to start Gas service in your name for Heat, prior to move in, for the date your tenancy begins . Prospective resident is responsible for any fees or deposits Virginia Natural Gas may require as a part of the initial setup.

- For water, sewer, stormwater, and trash, residents are billed at the same time as monthly rent payments . 

Proof of Electric service in your name and acknowledgement of city utilities (water, sewer, stormwater, and trash) billed monthly is required to obtain the keys.

What is the apartments heating method?

Heating is Gas for the following apartments:

- Steel Magnolia: Apartment #1


Heating is Electric for the following apartments:

- Magnolia Treehouse: Apartment #2

- Southern Magnolia: Apartment #3

- Sweet Magnolia: Apartment #4

Is renters insurance required?

- Yes, renters insurance is required to cover your personal belongings and guests for injuries. Our only requirement is that personal liability insurance is in the amount of $100,000. 

- While we do not have a personal property limit requirement, we recommend that you set your limit based on the value of all your items.

- Insurance must be set up for the date your tenancy begins prior to move in.

- Proof of renters insurance is required to obtain the keys.

What are all of the Magnolia Tree Apartments move-in cost?

- Application Fee: up to $35

- Reservation Fee: $300 (can be applied to security deposit or first months' rent)

- Security Deposit: The standard security deposit is your total rental amount

- First month's rent or the prorated amount based on days left in month your tenancy begins

What if I applied before, do I need to apply again and pay the application fee?

If your prior application(s) are older than 14 days or more, then you will need apply again and pay the nonrefundable application fee.

Are pets allowed?

- We are a pet friendly community, please visit this page for our pet policy and/or review your lease agreement.

What are the parking rules?

Every resident is assigned one (1) complimentary parking space; with the exception of The Steel Magnolia apartment since it is a 3 bedroom attached home apartment. Residents will receive a parking decal administered by our team that must be displayed in vehicle listed on lease at all times. This duplication of this decal is prohibited. 

Vehicles with out the Apartment administered parking pass will be towed at the vehicle owners expense. The towing company regularly patrols the property to tow improperly parked vehicles.

How do I get additional parking spaces?

For guest, we will provide you with a temporary parking pass, please complete the guest parking request form here.

For an additional vehicle that you or a roommate on the lease own, you can purchase and additional available spaces for $25/per additional space/per month. Please complete the additional space request form here.
