PAYMENT OF RESERVATION FEE (ALSO KNOWN AS DEPOSIT TO HOLD)
Let's say you've just received an email or phone call from our staff saying "Congratulations Your Application Was Approved" what are the next steps?
Once your application is approved, the first step is paying the required Reservation Fee also known as the Deposit to Hold and signing the reservation fee form within 24 hours of approval.
If the fee is not received within 24 hours, then we will allow the next approved candidate to submit for the apartment.
The reservation fee, of $300, is required to take the property off the market. This will be applied to your security deposit or first month's rent at lease signing. This fee is used to hold the property for you until you move in. Once your reservation fee and signed reservation fee form are received electronically at our office, the property will be removed from the rental market. Payment of reservation fee along with signing the reservation fee form is required to get your possession date and obtain the keys.
In the event you decide to not move into the property, for any reason, this fee is non-refundable.
PROOF OF ELECTRIC SERVICE & CITY UTILITIES BILL
After you've paid the reservation fee, signed the reservation fee form, and your possession date is scheduled, the second step is setting up electric utility service, gas service*, and acknowledging city utilities billing.
Electricity: Prospective Resident(s) is responsible for contacting Dominion Energy to start Electricity service in the prospective resident(s) name(s), prior to move in, for the date the prospective resident(s) tenancy begins.
- Prospective resident(s) is responsible for any fees or deposits Dominion Energy may require as a part of the initial setup.
- Prospective resident(s) must upload the proof of electric service.
Gas: ONLY FOR STEEL MAGNOLIA SINCE THIS APARTMENT HAS GAS HEAT. Prospective Resident(s) is responsible for contacting Virginia Natural Gas to start Gas service in the prospective resident(s) name(s), prior to move in, for the date the prospective resident(s) tenancy begins.
- Prospective resident(s) is responsible for any fees or deposits Virginia Natural Gas may require as a part of the initial setup.
- Prospective resident(s) must upload the proof of gas service.
City Utilities (Water, sewer, stormwater, wastewater and trash): Prospective Resident(s) is billed at the same time as monthly rent payments.
- Prospective resident(s) must sign acknowledging city utilities billing.
Both of the proof of service in prospective resident(s) name(s) and the acknowledgment of city billing is required before lease signing and to receive keys.
PROOF OF RENTERS INSURANCE
The third step is setting up renters insurance. We require you to cover your personal belongings and guests for injuries through renters insurance.
Our only requirement is that personal liability insurance is at $100,000 minimum.
While we do not have a personal property limit requirement, we recommend that you set your limit based on the value of all your items.
Renters insurance must be set up, prior to move in, for start on the date your tenancy begins throughout your lease term.
Proof of renters insurance is required to obtain the keys.

LEASE SIGNING AND NEW RESIDENT ORIENTATION
Once you have paid your reservation fee, signed the reservation fee form, provided proof of Electric utility service, acknowledged the monthly city utilities bill, and provided proof of renters insurance, it is time to schedule your New Resident Orientation Appointment where you sign the lease agreement.
It is at this appointment that you pay all of the move-in funds of 1st months rent, security deposit, 1st months pet rent (if applicable), pet fee (if applicable).
Please plan on this appointment taking approximately one hour. All occupants over the age of 18 must be present at this appointment. After this appointment you will receive keys to your new apartment home. If you have pets, please make sure they are in attendance as well.
Please schedule your New Resident Orientation Appointment here and this appointment is for APPROVED APPLICANTS ONLY. If we have not received your Reservation Fee, Proof of Utilities, and Proof of Insurance then this appointment will be cancelled.
It is our goal to make lease signing, deposits, 1st months rent payment, and getting keys as easy as possible using digital solutions. Our residents find this to be less stressful than scheduling a time to meet to exchange money and wait for keys.
For your convenience, you will sign your lease rental agreements through an E-Signature process. We will need your primary email address so all documents will be signed via E-Signature. Payments of security deposit and first month's rent or the prorated rent amount is also done electronically.
Once all documents are signed electronically and all funds have been received electronically, we will email you the lock code on your date of possession.
Please note
1. All rent funds must be paid separate from deposits.
2, Cash and personal checks will NOT be accepted as move in funds. Move in funds must be paid in either Debt Card, Credit Card, ACH, checking account, savings account.
3. Payment for fees/charges/rent must be paid online through Innago (herein referred to as “payment processing platform”). Automated Clearing House (ACH) payments using a checking and/or savings account may incur a convenience fee from the payment processing platform. Credit / Debit Card Payments may incur a convenience fee from the payment platform.
