Below we've outlined the application process so you know what to expect before you submit your digital application. 

MINIMUM STANDARDS FOR QUALIFICATION

In order to qualify, each person must meet or exceed the minimum standards for qualification. Before applying, please review the "Rental Requirements" found here.

APPLICATION FEE

There is a nonrefundable application fee of up to $35 for all applicants that goes toward background check, credit history, criminal history, and other tenant screening.

APPLYING WITH A ROOMMATE / SIGNIFICANT OTHER

Each person, 18 or older, who will be living in the home must complete and submit a separate application and application fee.

This includes married couples, unmarried couples, roommates, family members, friends and everyone eighteen (18) or older, who will be living in the home.

DIGITAL APPLICATION

Our property management platform is called Innago, and this is where you will submit your application, pay the reservation fee (if application approved), fill out the lease agreement, and pay the security department + 1st months' rent. 

As a resident, this is also where you will pay rent, submit maintenance request, and communicate with us. 

When you click the Apply link you will be taken to on online application through Innago. 

IMPORTANT NOTE ABOUT APPLYING

Application must be filled out in full. Incomplete applications will not be processed.

Applications containing false information will immediately be disqualified.

SCHEDULE A TOUR

A virtual or in-person tour is required as part of the application review process to ensure your satisfaction with the apartment. If you have not went on a tour please schedule your tour here.

PROCESSING APPLICATION

Processing the Application will include direct contact with employers, current landlord, previous landlords, friends, personal and professional references, law enforcement agencies, government agencies, consumer reporting agencies, public records, eviction records, and any other sources that may be deemed necessary. 

A consumer report will be used in the processing of all applications.  

Should the Applicant be denied or face other adverse action based on information received in the consumer report, the Applicant has a right to obtain a free copy of the consumer report, and to dispute the accuracy of the information it contains by contacting: Fidelis Screening Solutions, LLC, 4534 Clinton St, Suite 2, West Seneca, NY 14224. STATUS CHECK

Please expect 1-3 days for the application process. 

You may log into the Applicant portal to see any messages on the status of your application. 

If your application is approved, we will communicate with you through Innago and through email letting you know you proceed to the next step and submit the reservation fee to hold the property. For more information on the reservation fee please see the "Applicant FAQ" page here

If your application is denied, we will communicate with you through Innago and through email letting you know why your application was denied. 

Submitting an application does not guarantee acceptance nor that you will receive an apartment. Perspective applicants must 1) go through the application review process, 2) be approved by our Management team, 3) submit the Reservation fee, 4) sign the lease agreement, 5) complete before tenancy requirements, 6) pay the security deposit, and 7) pay 1st months' rent or the prorated rent amount BEFORE the apartment is turned over.
