How do I log into the resident portal for my account?

The property management platform is called Innago, this is where you will pay rent, submit maintenance request, and communicate with us.

Your login information is the email address you used when you applied for the apartment.

How do I make rent payments?

Payment for rent/charges must be paid online through Innago (herein referred to as “payment processing platform”). Please login to the resident portal here.

Automated Clearing House (ACH) payments using a checking and/or savings account incur a convenience fee from the payment processing platform. Credit / Debit Card Payments incur a processing fee from the payment platform. 

How do I qualify for the Resident Appreciation Program?

What are the community rules?

How do I renew my lease?

Yay! We are so glad you are staying for another lease term 🎉

Your lease automatically renews based on the lease term outlined in your current lease agreement. If you no longer want to continue your lease, please follow the notice requirements outlined in your lease agreement.

Are there any exceptions or leniency on rent amount or rent payment date?

No. The full rental amount must be paid at or by the 1st of every month during your lease term. Please see your lease for the outcome of not fulfilling this obligation. 

Can we change the date my rent is due?

What are the parking rules?

Every resident is assigned one (1) complimentary parking space; with the exception of The Steel Magnolia apartment since it is a 3 bedroom attached home apartment. Residents will receive a parking decal administered by our team that must be displayed in vehicle listed on lease at all times. This duplication of this decal is prohibited. 

Vehicles with out the Apartment administered parking pass will be towed at the vehicle owners expense. The towing company regularly patrols the property to tow improperly parked vehicles.

How do I get additional parking spaces?

For guest, we will provide you with a temporary parking pass, please complete the guest parking request form here.

For an additional vehicle that you or a roommate on the lease own, you can purchase and additional available spaces for $25/per additional space/per month. Please complete the additional space request form here.

How do I reserve outdoor space in the back for an event? 

We are glad you are about to have a fun event!

Am I allowed to access the waterfront for Kayaking or Canoeing?

Yes, however, residents are required to sign the Waterfront Property Addendum as part of the lease and the Community Rules regarding waterfront access. All residents must use precaution and are responsible for injury or loss.

Am I allowed to swim in the water?

No, swimming in the water is prohibited for your safety. Residents are required to sign the Waterfront Property Addendum as part of the lease and the Community Rules regarding waterfront access. All residents must use precaution and are responsible for injury or loss.

What time is quiet hours?

Quiet hours are from 10PM - 9AM S- F and 11PM - 9AM on Saturday to be considerate of neighbors and surrounding neighborhood. Please see our community rules for more information here or in your lease.

Are pets allowed?

- We are a pet friendly community, please visit this page for our pet policy and/or review your lease agreement.

Are utilities included?

- Utilities are not included in the rental amount.

- Electricity: Prospective Resident(s) is responsible for contacting Dominion Energy to start Electricity service in the prospective resident(s) name(s), prior to move in, for the date the prospective resident(s) tenancy begins.

     - Prospective resident(s) is responsible for any fees or deposits Dominion Energy may require as a part of the initial setup.

     - Prospective resident(s) must upload the proof of electric service.

- City Utilities (Water, sewer, stormwater, and trash): Prospective Resident(s) is billed at the same time as monthly rent payments.

     - Prospective resident(s) must sign acknowledging city utilities billing.

- Both of the proof of service in prospective resident(s) name(s) and the acknowledgment of city billing is required before lease signing and to receive keys.

- Once a resident, resident(s) are required to maintain electricity service and pay the city utilities bill during their entire lease term.

      - Failure to so is violation of lease terms.

Is renters insurance required?

- Residents are required to maintain renters insurance, with a minimum liability limit of $100,000, for the entire lease term

- Failure to do so is violation of lease terms.
